Condensation between the panes means the seal on an insulated glass unit has failed. Here is how to confirm it, why altitude and climate make it common along the Front Range, and how to decide between replacing the glass unit and replacing the whole window.
Haze, streaking, or visible moisture trapped between two panes of glass means one thing: the insulated glass unit has lost its seal. It is not dirt, it cannot be cleaned, and no coating or treatment restores it. The only real question is whether to replace the sealed glass unit inside the existing frame or replace the whole window.
For a sound frame with working hardware, replacing just the glass unit is normally the smaller, faster job and keeps the existing window. For a frame that leaks, sticks, is rotted or corroded, or belongs to a window you were going to change anyway, replacing the unit is money spent on a component you are about to remove.

Three different problems look similar from across a room, and they have completely different answers. Moisture on the inside face of the glass, in the room, is surface condensation: warm humid indoor air meeting cold glass. It wipes away, it comes back in cold weather, and it is a humidity and ventilation issue, not a glass failure. Moisture on the outside face is usually dew, which appears on well-insulated glass on cool mornings and is in fact a sign the unit is working.
Moisture between the panes is the failure. You cannot wipe it off from either side, and that is the definitive test: if the haze persists when both accessible faces are clean and dry, the moisture is inside the sealed cavity.
Early-stage failure is easy to miss because it is intermittent. A unit whose seal has just begun to fail may fog only on cold mornings or in direct sun and appear clear otherwise. Later, permanent haze sets in, and eventually mineral deposits from repeated condensation etch the interior surfaces and leave a residue that stays even when the cavity is dry.
What seal failure costs you besides the view
A failed unit loses the insulating gas fill it originally had, so the assembly's thermal performance drops toward that of ordinary double glazing, and the affected glass gets colder in winter — which in turn makes surface condensation and cold-spot complaints in that room more likely. Repeated wetting inside the cavity can also damage low-emissivity coatings, which is why an early failure and a long-neglected one do not look the same even after both are replaced.
Why sealed units fail
An insulated glass unit is two or more lites separated by a spacer and closed with a perimeter seal, with the cavity filled with dry air or an inert gas and a desiccant in the spacer to absorb residual moisture. The unit works as long as that seal keeps liquid water and water vapour out and the desiccant has capacity left. Failure is what happens when either condition ends.
The dominant mechanism is simple fatigue. The sealed cavity expands and contracts with every temperature swing, and the perimeter seal flexes with it. Tens of thousands of cycles later the seal loses adhesion or develops a path, moisture reaches the cavity, the desiccant saturates, and the unit fogs. This is why age and exposure predict failure better than anything else.
Installation and drainage are the accelerators. A unit that sits in standing water because the glazing pocket does not drain, or that is set in a frame whose weep paths are blocked, is exposed to liquid water continuously rather than occasionally. Direct sun on a dark frame raises the cavity temperature and the pressure swing with it. Chemical incompatibility between the sealant and adjacent materials, and mechanical stress from a frame that has racked or a unit that was glazed too tightly, account for most of the remainder.
What makes Colorado harder on insulated glass
Three regional conditions stack up along the Front Range. The first is the daily temperature swing: a sunny winter day here can move a south-facing glass surface through a very wide range between afternoon and night, and every one of those swings is a pressure cycle on the seal.
The second is altitude. Insulated units are sealed at one elevation and installed at another, and the pressure difference between the cavity and the outside air puts a standing load on the seal — which is why units destined for high elevations are commonly ordered with capillary or breather tubes that let the cavity equalise during transport. Whether and how that was handled originally influences how a unit ages here.
The third is sun. High-altitude UV exposure is harder on organic sealants than the same hours of sun at sea level, and it works alongside the thermal cycling rather than independently of it. None of this makes sealed units a bad idea — modern units are engineered for these conditions — but it does explain why Front Range and mountain buildings see seal failures earlier than the same windows in a milder climate.
Replace the glass unit or the whole window?
Replacing the insulated unit keeps the existing frame, sash, and hardware and swaps only the sealed glass. It is the right call when the frame is structurally sound, the sash operates and seals properly, there is no rot, corrosion, or water damage, the window is otherwise the one you want to keep, and only a few units in the building have failed.
Replacing the window makes more sense when the frame or sash is damaged, when the window no longer operates or seals, when a large share of the units in the same elevation have failed — usually meaning the whole population is the same age and heading the same way — when the existing window's performance is inadequate for how the space is now used, or when the glass make-up you would need is not compatible with the existing frame.
There is also a whole-project case. If the windows were already scheduled for replacement in a coming renovation, replacing units now is temporary spend on components about to be removed. Conversely, if the building is being sold or repositioned and the frames are sound, replacing failed units is a targeted way to fix the visible problem without a full window package.
Practical limits on unit replacement
Not every window can take a replacement unit economically. Some sashes are sealed or bonded in ways that make removing the glass impractical. Some older systems no longer have a compatible glass make-up available, so matching sightline, thickness, and coating requires adapting rather than duplicating. Very large or high-access units bring handling and equipment costs that can change the comparison. A glazier can only answer this after seeing the actual window, which is why a site visit precedes any credible recommendation.
What to expect from the replacement process
The sequence is measurement, identification, fabrication, and installation. Measurement is of the glass and the pocket that holds it, not the rough opening. Identification means establishing the existing make-up — the overall thickness, the number of lites, the coating and its surface position, any tint, laminated components, or obscure patterns — because a replacement that does not match will look different from the windows next to it and may perform differently too.
Fabrication drives the schedule. Sealed units are made to order, and coatings, tints, laminated interlayers, obscure patterns, and unusual sizes each extend the lead time. Installation is normally the shortest part of the job, and on most operable windows it is done in place.
Ask two questions before ordering: whether the original units may still be under a manufacturer's warranty — some carry long coverage on seal failure and the original documentation is worth finding — and whether it is worth upgrading the make-up while the glass is being replaced anyway. Since the unit is being fabricated regardless, that is the natural moment to reconsider the coating or the build for how the room is actually used.
When to get a professional assessment
Call a glazier when the fogging is persistent rather than intermittent, when more than a couple of units in the same building have failed, when there is any sign of water in the frame, staining below the glass, or soft or corroded framing, or when the window is large, high, or part of a curtain wall or storefront assembly where access is a project in itself.
It is also worth an assessment when the pattern is telling you something: failures clustered on one elevation usually indicate an exposure or drainage problem rather than bad luck, and fixing the drainage matters more than fixing the glass, because new units in the same wet pocket will fail the same way.
How the diagnosis actually gets made
A useful assessment takes a few minutes per opening and follows the same order every time. Start by wiping the inside face and the outside face of the suspect pane. If the haze wipes away from either surface, the moisture is surface condensation and the unit is intact — the problem is humidity, ventilation, or a cold surface, not a seal.
If the haze stays put, look at when it appears and where. Seal failure typically shows as a haze or as visible droplets in the middle of the glass that come and go with sun and temperature: strongest on a cold morning, sometimes gone by afternoon when solar heat drives the moisture back into vapor. Over time it leaves mineral streaks or a permanent film that no longer clears at all, which is the point at which most owners call.
Then check the whole elevation rather than one opening. Units on the same wall, of the same age, from the same production run, in the same exposure tend to fail in the same window of years. Finding three hazy units on a south or west elevation and none on the north is a strong signal that this is an aging and exposure pattern, not a one-off defect — and it changes the economics, because replacing several units on one mobilization costs less per opening than three separate trips.
Documenting it before you call
Photograph each affected opening from inside and outside in morning light, note the room and orientation, and measure the visible glass width and height plus the approximate thickness of the unit at the edge if you can see it. If there is a spacer stamp or an etched logo in a corner of the glass, photograph that too: it often identifies the fabricator and the production date, which helps establish whether a manufacturer warranty is still in play.
Warranty, age, and who pays
Insulated units are commonly sold with a limited warranty against seal failure, and the term varies widely by manufacturer and by whether the unit came as part of a window or as a replacement insert. Warranties are typically prorated, frequently cover the glass unit only rather than labor, and usually require proof of original purchase — which is why the etched date stamp and the original order paperwork matter more than owners expect.
Age is the quickest triage. A unit that hazes in its first several years is a candidate for a warranty claim and worth chasing. A unit failing after a long service life on a sun-loaded elevation is at the end of its expected working range, and the conversation shifts from claim to replacement strategy. Neither case changes the physical work; it changes who pays for the glass.
For rental, commercial, and HOA-governed properties there is one more question: who owns the glass. Association documents frequently place window glass with the unit owner and the exterior frame or the opening with the association, or the reverse. Confirming that before ordering avoids paying for scope that was never yours.
Cost drivers, in plain terms

Finally, quantity and consolidation. If several units on an elevation are on the same trajectory, it is worth measuring them all now even if only some are replaced today.
What you can do to make units last
Nothing prevents seal failure permanently — every insulated unit has a service life — but a few habits extend it. Keep the sill and glazing pocket drainage clear so meltwater and rain can escape rather than sitting against the seal; blocked weeps are one of the few failure accelerants an owner can actually control.
Avoid trapping heat against the glass. Tight-fitting blinds or heavy drapes closed over a sun-loaded window on a bright winter day can push the glass and the edge seal well above the ambient temperature, and repeated thermal cycling is the mechanism that wears seals out. A small air gap at the top and bottom of a covering makes a measurable difference.
Do not paint or seal over the perimeter of the glazing in a way that blocks the drainage path, and keep exterior sealant joints in reasonable condition so water is not standing at the frame. When a unit does fail, address it before the mineral deposits etch the interior surfaces; the etching is permanent and it removes any chance of salvaging the glass.
