Glass partitions show up in nearly every Denver office renovation we look at now, and the reason is practical rather than fashionable. Downtown and suburban tenant improvements are almost always working inside an existing shell with a fixed window line, so daylight has to travel from the perimeter to the core. Drywall stops it; glass does not. On a floor plate in LoDo, the Denver Tech Center, or a converted RiNo warehouse, a glass office front is often the only way to give a private office a door and still keep the interior from feeling like a corridor of closets.
The other reason is churn. Tenant layouts change, and a framed or demountable glass system can be taken apart and reset far more cheaply than stud-and-drywall construction. Conference rooms, reception areas, private offices, medical consult rooms, and hospitality back-of-house spaces all end up on the same shortlist of systems for that reason.

What is an office glass partition?
An office glass partition is an interior, non-load-bearing assembly of glass, framing, and hardware that divides one interior space from another. It is not part of the building envelope, it does not carry structural load, and it is not weather-rated. That distinction matters more than it sounds, because it determines which system, which glass, and which code sections apply.
Interior glass partitions are the broad category: any interior wall whose primary infill is glass. Storefront-style interior framing uses the same extruded aluminum profiles the industry uses for exterior storefronts, but installed indoors, with head and sill channels and vertical mullions between lites. Frameless glass walls use thicker tempered glass in minimal channels with no vertical framing, joined by clear silicone at the vertical seams. Demountable partition systems are engineered, factory-finished kits designed to be disassembled and reconfigured, usually sold as a complete product line.
Exterior curtain wall and storefront glazing is a different discipline entirely — thermal breaks, water management, structural wind load, and anchorage engineering. If your scope touches the building exterior, that is exterior glazing work and should be scoped and priced as such. Everything below concerns interior office systems only.
Main types of office glass partitions
There is no single best system. Each one trades appearance, privacy, acoustics, and cost against each other in a different way, and the right answer usually comes from the ceiling condition, the acoustic expectation, and how long the tenant expects the layout to survive.
Frameless butt-glazed partitions
Frameless partitions use 3/8-inch or 1/2-inch tempered glass set into slim floor and head channels, with the vertical joints between lites filled with clear structural silicone rather than mullions. Visually this is the cleanest option available — from a few feet away the wall reads as a single sheet of glass.
Best applications are conference rooms, executive offices, and reception areas where the design intent is transparency. Privacy is whatever the glass treatment provides; the system itself adds none. Acoustically it is the weakest of the framed options, because a single lite of monolithic glass and a silicone joint do not stop much mid-frequency speech energy.
Installation is demanding. The floor and head must be flat and true within tight tolerance, the channels have to be shimmed and set dead level, and large lites need multiple installers or vacuum lifters. Cost position: mid to high, mostly because of glass thickness and labor rather than framing.
Aluminum-framed glass walls
Interior storefront framing places each lite in an aluminum perimeter, with vertical mullions between panels. Frames come in clear anodized, black, bronze, and custom powder coat, and the profile width is a real design decision — a 1-3/4-inch center-glazed profile looks industrial, while minimum-sightline profiles read closer to frameless.
This is the workhorse for full-height office fronts and glass conference rooms. The frame lets you use thinner glass, absorbs more construction tolerance than a frameless system, and gives you a clean place to terminate a door jamb. Acoustically it outperforms butt-glazing because the glass sits in a gasketed pocket rather than a hard silicone joint.
Installation complexity is moderate and predictable. Cost position: low to mid for standard profiles, rising quickly with narrow sightlines and custom finishes.
Demountable and modular systems
Demountable systems are proprietary product lines built to be reconfigured. Panels click into a track, seams are engineered, and a crew can move a wall over a weekend without drywall dust or paint. Many lines offer solid, glazed, and hybrid panels in the same track, plus integrated power and data raceways.
They suit tenants who expect to change layout, coworking operators, and landlords building speculative suites. Privacy and acoustics depend entirely on the panel selected — a double-glazed demountable panel with full seals can perform well; a single-glazed one will not.
Cost position is the highest per linear foot on day one, and the case for it is made over the second and third reconfiguration rather than the first install.
Single-glazed versus double-glazed
A single-glazed partition is one lite of glass in a frame. A double-glazed partition is two lites separated by an air cavity within a deeper frame, and it is the standard move when speech privacy matters — an HR office, a clinical consult room, a legal conference room.
The trade is depth, weight, cost, and cleaning access. Double-glazed frames typically run 3 to 4 inches deep, roughly double the framing cost, and the cavity has to be sealed clean at the factory because you cannot get into it afterward. Blinds integrated into the cavity are a common upgrade and add both cost and a maintenance path to consider.
Full-height, partial-height, office fronts, and doors
Full-height partitions run floor to structural deck or floor to finished ceiling. Deck-height installations are the ones that actually contain sound; ceiling-height installations leave a plenum path above the wall and will leak conversation into the next room regardless of what the glass costs.
Partial-height glass — typically a 42- to 60-inch solid base with glass above, or a low glass screen on a workstation run — is inexpensive, easy to reconfigure, and provides visual separation only. It is the right answer for open-plan zoning and the wrong answer for privacy.
Glass office fronts and glass conference rooms are the two most common assemblies we quote: a run of glass with a door opening. Sliding doors, including barn-style sliders on exposed track, save swing clearance and suit tight corridors, but a slider leaves a gap at the head and jamb and is the weakest acoustic choice. Hinged glass doors — patch-fitted frameless or framed aluminum — seal better, need swing space, and are what we recommend anywhere speech privacy is on the program.
Clear, frosted, tinted, and decorative glass
Clear tempered glass is the default and the least expensive. Standard float glass carries a slight green cast in the edge and across large lites, which most people never notice until they see it next to low-iron glass.
Low-iron (extra-clear) glass removes that cast and is worth specifying where the glass is a design feature or where color accuracy matters — showrooms, galleries, brand-forward reception areas. Expect roughly a 15 to 30 percent premium on the glass line.
Frosted or acid-etched glass diffuses light while blocking sightlines. Acid-etched is a permanent factory finish and looks better under raking light than film; sandblasted finishes can hold fingerprints unless a treated product is specified.
Applied privacy film is the flexible option: manifestation bands at eye height, gradient patterns, or full frost, all applied on site and replaceable when branding changes. Ceramic frit is a printed, kiln-fired pattern — dots, lines, or custom artwork — that is permanently durable and priced per panel with a setup charge for custom patterns.
Tinted glass is uncommon on interior partitions but appears in hospitality work where a darker reflective plane is part of the design. Switchable privacy glass, which turns from clear to opaque with an electrical signal, is a genuine specialty product with a wired power supply, a control path, and a cost that generally sits several times above standard glazing. It can be coordinated on a project when the design calls for it, but it needs to be decided early because of the electrical work involved.
Tempered versus laminated glass in partitions
Both are safety glazing, and interior partitions in a commercial space generally require safety glazing under the applicable code sections. The practical difference is what happens after a break and what happens to sound before one.
Tempered glass is heat-treated and, when it fails, breaks into small granules and leaves the opening. That is the correct behavior for injury prevention, but it also means the wall is gone and the space is open until a replacement lite arrives — a real consideration for a secured room or a partition against a stairwell.
Laminated glass bonds two lites with an interlayer. It holds together when broken, which keeps the opening closed, adds meaningful security delay, and — because the interlayer damps vibration — improves sound attenuation across the speech frequencies more than simply adding thickness does. Laminated glass typically costs 30 to 60 percent more than tempered of comparable thickness and is heavier, which can affect door hardware selection and installation labor.
In practice: tempered for general office fronts and conference rooms, laminated where speech privacy, security, or breakage containment is on the program. Laminated-tempered builds exist for cases that need both.
Acoustic performance and privacy
This is the section that prevents the most disappointment. A glass partition is one component of an acoustic assembly, and the assembly is only as good as its weakest path. We do not sell soundproof rooms, and no honest glazier does.
Glass thickness helps: 1/2-inch outperforms 3/8-inch, which outperforms 1/4-inch. Laminated glass helps more per pound than thickness alone. Double glazing with a genuine air cavity helps most. But all three are defeated by a 1/4-inch gap under a door, an open plenum above a ceiling-height wall, a shared return-air path, or a head channel that was never sealed to the deck.
The parts that decide the outcome are usually not the glass: door bottom seals or automatic drop seals, perimeter gasketing at the jambs, acoustically sealed head and sill channels, a continuous acoustic path where the partition meets the deck, and control of HVAC transfer through shared ducts and return plenums. Sound flanking around the end of a partition, through a common ceiling grid, or through an uninsulated mullion is what people actually hear.
On STC ratings: a rating belongs to a complete tested assembly, not to a sheet of glass. A manufacturer's laboratory STC for a specific framed system tells you something useful; the same number applied to a field installation with a sliding door and an open plenum does not. When speech privacy is a requirement rather than a preference, it belongs in the specification with the architect and, where the stakes justify it, an acoustic consultant.
Typical office glass partition costs in the Denver metro
Budgetary planning ranges only; actual pricing depends on system specifications, dimensions, hardware, site conditions, access, and project requirements. These figures are meant for early budgeting conversations, not as a quotation.
Interior aluminum-framed single-glazed partition, standard profile and finish: roughly $90 to $160 per square foot of wall, installed. Minimum-sightline or custom-finish framing: roughly $140 to $240 per square foot. Frameless butt-glazed 3/8- or 1/2-inch tempered partition: roughly $110 to $200 per square foot. Doors are priced separately as assemblies. A framed aluminum glass door with standard hardware commonly lands in the $2,500 to $5,000 range; a frameless patch-fitted door with a floor closer and quality lockset typically runs $3,500 to $8,000; barn-style sliders vary widely with track length and finish. Access-control preparation, electrified hardware, and power transfer add further cost and require coordination with another trade.
There is no single reliable per-square-foot rate for this work, and anyone who quotes one before seeing the space is guessing.
What moves the number
Glass type and thickness, and whether the build is monolithic, laminated, or insulated. Framing system and finish — clear anodized is the base; custom powder coat and narrow profiles add both material cost and lead time. Door type, quantity, and hardware finish, which frequently exceeds the cost of the glass around it.
Privacy treatment (film, etch, frit, or switchable) and acoustic requirements, which may drive a system change rather than a glass change. Requirements for shop drawings or engineered attachment details, where the scope calls for them.
Site conditions: demolition of existing walls, out-of-level floors, ceiling grid modification, whether backing exists at the head, and how the partition ties into an existing structure. After-hours or weekend installation in an occupied building, which affects labor rate and duration. Difficult access — freight elevator size, loading dock windows, stair carries, or lites too large for the elevator, which sometimes decides the panel layout by itself.
Project size works in your favor: a 12-office floor priced together carries mobilization and measurement more efficiently than three offices done separately. Permit and inspection costs apply where the jurisdiction and scope require them.
What information is needed for an estimate
A useful preliminary number needs the project address and suite, approximate dimensions of each partition run and door opening, and floor plans if they exist. Reflected ceiling plans matter more than people expect, because they tell us whether the head condition is grid, hard lid, or open deck.
Beyond that: a door schedule or at least the intended door count, type, and swing; the desired glass type and thickness; hardware finish; privacy requirements; and any acoustic expectation stated as plainly as possible. Construction schedule and target installation window let us tell you honestly whether the fabrication lead time fits.
Photographs of existing conditions are the single most useful attachment on an early email — floor, ceiling, and the wall the partition will meet. Finally, building access information: elevator dimensions and reservation rules, dock hours, union or badge requirements, and whether the floor is occupied during construction.
Measurement and design coordination
Glass is cut to a fixed dimension and cannot be trimmed on site. Final field measurement should therefore happen after the conditions the glass meets are actually in place — framing complete and closed, floor finish installed or its thickness confirmed, ceiling grid or hard lid set, and any wall finishes that the jambs will land against complete. Measuring before those milestones is how projects end up with a reveal that varies an inch across a room.
Coordination runs in several directions on a tenant improvement. The general contractor owns the sequence and the milestone we measure against. The architect owns dimensions, finishes, and any specification changes. The property manager controls building access, elevator reservations, and after-hours rules. The electrician has to be involved before the wall goes up if there is switchable glass, electrified hardware, or a card reader in the jamb.
The ceiling contractor and flooring contractor set the two surfaces our channels attach to, and both need to know a glass wall is landing there. The access-control contractor needs the door prep decided before fabrication, because you cannot drill a tempered lite after it leaves the factory.
Doors and hardware
Patch-fitting glass doors use top and bottom patch hardware on a tempered lite with no perimeter frame, usually paired with a concealed floor closer. They are the visual match for frameless partitions and the most sensitive to floor flatness and closer setting.
Framed aluminum doors put the glass in a stile-and-rail frame. They accept conventional commercial hardware readily, tolerate more building movement, and are usually the simpler answer when locking, closers, and access control all need to work together.
Sliding doors and barn-style glass sliders eliminate swing clearance and suit narrow corridors, at the cost of acoustic performance and a track that must be attached to something solid. Pivot doors make a statement at reception areas and require a floor pivot set precisely during the floor work.
Hardware to decide early: lever sets or pull handles and their finish, surface or concealed closers, lock function, whether access control is electrified and how power reaches the door, and whether panic hardware applies. Hardware, egress, and life-safety requirements depend on the specific project, occupancy, and applicable code — they should be confirmed with the architect or the authority having jurisdiction rather than assumed from a previous job.
Building code and permit considerations
Requirements vary by jurisdiction, occupancy classification, scope, and building. Denver, Aurora, Lakewood, Centennial, Boulder, and the unincorporated counties do not all treat interior tenant work identically, and individual buildings add their own review layer through the property manager.
In general, review is more likely when the work affects egress paths or door swings, accessibility clearances, fire-rated construction or rated corridors, sprinkler head coverage and spacing, electrical or mechanical systems, structural attachment to the deck, or the occupancy and legal layout of the tenant space. A relocated wall that changes where sprinkler coverage lands is a different conversation from a glass screen between two open-plan zones.

The reliable path is to confirm with the architect of record, the general contractor, the building owner or property manager, and the local authority having jurisdiction before the scope is finalized. Where an engineered attachment detail or a stamped drawing is required, that is a defined scope item to be arranged, not something to assume is included.
Installation timeline
The sequence is consistent even though the durations are not. It starts with an initial project review of plans, photos, and scope, followed by a site visit to see ceiling, floor, and access conditions in person. From there we issue a preliminary scope and estimate describing the system, glass, hardware, and what is and is not included.
Next comes design and hardware approval — system, profile finish, glass build, door type, hardware set, and privacy treatment all confirmed in writing. Only then does final field measurement happen, once the site has reached the right stage. Fabrication coordination follows with the glass and framing suppliers, and lead time depends on the product line, finish, and current supplier backlog rather than on us.
Delivery is planned around building access and elevator availability. Installation follows, then adjustment of doors and closers, cleaning, and a walkthrough against the written scope with punch items recorded. We do not publish a universal completion time; a two-office glass front and a full-floor conference suite are not the same job, and the honest answer comes after the site visit.
Common planning mistakes
Ordering glass before final dimensions are ready. This is the expensive one, because a mis-sized tempered lite is scrap. Ignoring ceiling and structural movement — a partition rigidly locked to a deck that deflects will eventually stress the glass. Selecting a door without checking swing clearance against furniture, casework, or an adjacent door.
Assuming glass automatically provides sound privacy, and discovering after move-in that the conference room does not hold a conversation. Forgetting access-control coordination until after fabrication, when the door prep can no longer be changed. Failing to verify that backing and attachment points actually exist at the head and jambs before the framing is closed up.
Choosing privacy film after installation without checking compatibility with the glass — film on the wrong surface of certain glass builds can cause thermal or adhesion problems, and it is worth a quick check first. Confusing an interior partition with an exterior storefront system, which leads to a budget built on the wrong product entirely.
Not coordinating sprinklers, lighting, and HVAC with the new room boundaries. And building the schedule on unverified lead times — a custom powder-coat finish or a specialty product can add weeks that nobody accounted for.
When frameless glass is the right choice
Frameless works well when transparency is the point and the acoustic program is modest: reception areas, executive offices in a quiet zone, showrooms, conference rooms where the discussion is not confidential, and any space where the design is trying to make a small floor plate feel larger. It also suits buildings with good floor flatness and a hard ceiling, where the tolerances it demands are achievable.
Framed aluminum is usually the better answer where budget discipline matters, where the ceiling grid and floor are less than ideal, or where a lot of doors need conventional hardware. Double-glazed framed systems belong wherever speech privacy is a stated requirement. Demountable systems make sense where the layout is expected to change. And partially opaque assemblies — a solid base with glass above, frit, or etched bands — are often the practical compromise when people need daylight without feeling on display all day.
