The system carries the glass; the glass does not carry the building.

That is worth stating plainly because storefront is regularly confused with curtain wall. Curtain wall is a multi-story, engineered envelope system with its own anchorage, thermal, and water-management design, and replacing a panel in one is a substantially different job. If your opening is above the second floor and spans between floor slabs, you are likely looking at curtain wall rather than storefront, and the assessment, the glass, and the access requirements all change.

Storefront openings themselves break down into a few recurring parts: the fixed vision lites (the big panels), the entrance doors, the sidelites flanking those doors, transoms above the door or above a horizontal mullion, and occasionally a spandrel panel concealing a floor edge or plenum. Repair versus replacement

Glass is not repairable in any meaningful structural sense. A chip in a windshield can be filled because the laminated interlayer is intact and the damage is localized; a cracked architectural lite cannot be. Once tempered glass is damaged it either has already dissolved into pebbles or it is going to, and the panel is replaced. So "storefront glass repair" in practice means one of three things: replacing the lite, repairing the framing or hardware around an intact lite, or resetting glass that has come loose in its pocket because the gaskets or setting blocks failed.

The framing-and-hardware category is worth separating out because it is where money is saved. A door that no longer latches, a closer that slams, a threshold that leaks, a bottom rail that has racked out of square — these are frequently fixable without touching the glass at all. When we walk a storefront, the first thing we are determining is whether the glass is the problem or the symptom.

Emergency response: what happens in the first day

Almost no broken storefront gets its permanent glass on the same day, and any contractor who promises otherwise on a non-stock size is guessing. What can happen quickly is securing the opening, and that is the correct first objective. The sequence is: make the site safe, remove the hazard, close the opening, then measure for the permanent panel.

Making the site safe means clearing the remaining glass. A tempered lite that has broken usually leaves a hanging curtain of fragments still held by the gaskets, and those come down on their own schedule if nobody removes them. Broken laminated glass behaves differently — it stays in the frame in a spiderwebbed sheet, which is safer in the moment but means the opening is still technically closed and the urgency reads lower than it is.

Closing the opening is normally a plywood board-up screwed to the framing or, on a nicer frontage, a temporary clear polycarbonate panel set into the glazing pocket so the tenant can stay visibly open for business. Polycarbonate costs more than plywood and takes a little longer to fit, but for a restaurant or a retail tenant in the middle of a season, staying transparent is often worth the difference.

Then the opening gets measured. This is the step people want to rush and the one that determines everything downstream. Measurements are taken from the actual daylight opening after the old glass and gaskets are out, at multiple points, because storefront frames rack. A frame that was square in 2004 may be a quarter-inch out of parallel now, and a panel cut to nominal dimensions will not go in. We size to the opening we find, not the opening on the drawing.

How fast can the real glass go in

It depends entirely on the glass. Common thicknesses of clear tempered in a size a local fabricator stocks or can run quickly can sometimes turn in a few business days. Laminated glass, low-iron glass, oversized panels, insulated units, and anything with a coating go out to a fabricator's production queue and commonly take one to three weeks. Custom colors, spandrel panels, and fire-rated assemblies take longer still.

The honest framing we give clients is this: the board-up is the fast part, and it is genuinely fast. The permanent panel runs on the fabricator's schedule, and we will tell you what that schedule is once we know the glass. We would rather quote a realistic two weeks and hit it than promise three days and leave a tenant re-planning twice.

Why storefront glass fails

Impact is the obvious one — vehicles at parking-stop height, break-ins, thrown objects, construction traffic next door — and it is the reason most emergency calls happen. But a large share of the storefront glass we replace was never hit by anything.

Thermal stress is common and poorly understood. When part of a lite is heated by direct sun while an adjacent edge stays shaded and cool, the differential expansion can crack annealed glass. Seal failure in insulated glass units is the other high-volume category. When the perimeter seal on an IGU fails, moisture enters the airspace and you get permanent fogging, mineral deposits, and a visible haze that no amount of cleaning touches. The glass is not broken and the building is not open, so this is never an emergency — but it is a replacement, because there is no field repair for a failed IGU that restores the original performance.

Finally there is nickel sulfide inclusion, the reason tempered glass occasionally breaks with no apparent cause. It is a rare manufacturing artifact in which a microscopic inclusion expands over time and detonates the panel. Heat-soak testing during fabrication reduces the risk. It is worth knowing about mainly so that nobody wastes a week looking for a cause that is not there.

Building movement produces a slower version of the same story. Settlement, seismic-adjacent shifts, and adjacent construction can rack a frame far enough that the glass bears directly on the aluminum instead of on its setting blocks. Glass that touches metal breaks eventually. If a replaced panel breaks again in the same opening, the frame — not the glass — is the thing to look at.

Glass options: tempered, laminated, and insulated units

Almost every storefront replacement resolves to one of three constructions, sometimes in combination.

Tempered glass is heat-treated to roughly four times the strength of annealed glass and, when it does break, fractures into small blunt pebbles instead of shards. It is the default safety glazing for most storefront vision lites and doors. It cannot be cut, drilled, or notched after tempering, which is precisely why field measurement accuracy matters so much: the panel arrives finished.

Laminated glass is two or more plies bonded to a plastic interlayer, usually PVB or a stiffer ionoplast. Broken laminated glass stays in the opening. That single property makes it the right answer for security-sensitive frontages, ground-floor openings with a history of break-ins, anywhere falling glass would land on an occupied sidewalk, and any application where you want acoustic improvement. It also blocks essentially all UV, which retail tenants with merchandise in the window care about. It costs more than monolithic tempered and takes longer to get.

Insulated glass units are two lites separated by a sealed airspace, typically with a low-emissivity coating on one surface. Coatings, tints, and matching what is already there

The trap in replacing one lite in a multi-bay frontage is appearance matching. Ignoring the frame. Replacing glass in a racked or damaged frame is how the same opening breaks twice. If the panel is bearing on aluminum, the frame gets corrected first.

Not verifying tint and coating before ordering. A mismatch is obvious from the sidewalk and expensive to correct after the fact.

Scheduling installation without access. Downtown blocks with no loading zone, tight interior clearances, and no right-of-way permit send crews home. Access is part of the scope, not an afterthought.

For seal failures, there is no prevention beyond quality units and correct installation — IGUs have a service life, and on a frontage glazed at the same time, one failure usually signals more to come.
